The Initial Cost is only part of the Cost of Roofing
The initial cost of roofing is just that, the beginning. What if your initial costs were low, but, on-going costs were high versus the other way around. The best situation, of course, is when on-going costs are very low and initial costs are well within your budget. One good question to ask is, "What is my annual cost for my roof?" Now, I can understand the initial cost being your major concern if your home needs re-roofing in order to sell it. In that case the initial installation cost may be the primary concern, and, the end of the ball game. However there's a lot more to consider otherwise, even when the budget is tight. But lets deal with the initial cost of roofing to begin with. There are a few factors that drive the cost. These include your geographical location, the competition in your area, where your materials are Manufactured, the style of roof and of course, supply versus demand. In the summer of 2008 gas prices were over $4 a gallon. Shingle manufacturers blamed gas prices for a series of increases month after month - 3 double digit increases in a row. As we progressed into 2009 increases were blamed on the lack of the supply of oil. Manufacturers stated that low supply caused a bidding war on oil which causes price increases on all oil based products, including shingles of course. Following is ball park pricing for several types of roofing materials plus the cost of installation. Keep in mind these prices are estimates based on Northern Arizona prices and are subject to change at any time. In other words these numbers should be viewed as a guideline only for the cost of roofing. All prices are per square, an area 10' x 10', or 100 square feet. The first price stated is the cost of material alone. To this price add about 20% for necessary accessories like screws, drip edge, starter, valleys, etc. The second figure is the cost of installation which includes all of the accessories to complete the job. Keep in mind that you may need to add some materials to the installation price depending on your job. For example, if you require ridge vent (different from ridge cap) or ice and water shield, these items would be extra in most cases. (tear-off is extra*) 30 year Asphalt Shingle Material: Shingle only $75 to $100+/sq depending on quality and warranty. Installation: $220 - $240 per square Metal Panel 36" wide Material: $150 (26 ga.) - $111 (29 ga.) per/sq Installation: 26 or 29 guage $350 - $340 per square Snap Lock Roof Material: $227 - $250/sq. Installation: 24 guage $450+ per square Metal Shingle - Smooth Material: $230/sq. Installation: $750 per square Metal Shingle - Stone Coated Material: $235+/sq. Installation: $750 per square Ice and Water ShieldMaterial: $85 per 10 sq roll Installation: $100 per square Ridge Vent Material: Installation: $100 per 47 feet The cost of roofing shown above assumes a simple roof design. If your roof is complicated, with several valleys, dormers, high pitch, or a cut up design, etc. the price will be higher per square. The above installation price typically includes underlayment, the starter course, drip edge, ridge cap, and fasteners. These items need to be added to the materials only price. In other words you will need to add about 20% of your roofing materials cost to get your total materials price. See ESTIMATES for how to call out a bid from your contractor.
