Most people want low cost roofing because of budget demands. If in fact you’re looking for the lowest out of pocket cost then asphalt shingle is THE option, however, you may be leaving a lot of money on the table with this choice. It may end up costing you more than some other options.

In other words there are a number of issues to consider if in fact you are looking for the best price. By the way, there's a huge difference between the lowest initial cost and the best price when it comes to roofing. Sound like they are the same . . . if you hang in here with me I will walk you through how to do both, not at the same time . . . you need to choose . . . do you want the lowest initial price or, do you want the best possible price?

To gain the best price you need to consider a few important things about roofing. To get the lowest possible out of pocket price is much simpler . . . more costly in the long run, but, simpler.

Since low cost roofing, in terms of initial cost, is easy let’s go there first.

Low cost roofing is gained by shopping around for the best price you can find in asphalt shingles. You may be able to find a distributor who has a line of shingles in his inventory that he no longer wants to stock and would like cash to free him up to buy more desirable inventory. If you are not fussy on color or the shingle you want I can all but guarantee that you are bound to find a great deal out there. All you need do is . . . shop!

Best Price Possible
To get the Best Possible Price in roofing means there are a few things that need to be understood. The first couple of things to understand are: How long do you plan to live in the home you are roofing? And secondly, we need to understand that the more time you have to enjoy your roof the lower you will be able to drive the price or cost.

Let me put it another way. If you install a good quality asphalt shingle you will get a few years maintenance free and need to re-roof in about 17 years on average. However, if you install a good quality metal roof you will have numerous maintenance free years and perhaps re-roof 50+ years down the road, should you still be alive. In the meantime you will gain many other benefits, many of which will actually reduce the initial output or price you paid for your metal roof. This does not happen with an asphalt roof.

A little common sense indicate the more valleys, hips and dormers the higher your cost. Not only will you pay more for the trusses needed but materials and labor to install your roof system will be higher.

If you are buying an existing home look at the roof design and think about what it will cost to replace that roof when the time comes. The simpler the better and easier it will be on your budget!

Energy Savings
You will be amazed at the savings to be realized when you check this out. With an asphalt shingle there are little if any energy savings to be had. Oh, your energy costs will be lower the lighter the color you choose but that will be about the extent of it.

A metal roof on the other hand can provide you with significant savings when it comes to heating and cooling your home. A “Cool Roof” will reduce your energy expenditures as will the installation of Low-E Reflective insulation. This tip alone could reduce the long term cost of your roofing by several thousands, perhaps tens of thousands, of dollars!

Even if you only plan to be in your home for a very few short years before you sell, a metal roof will probably be the low cost roofing of choice. Yes, it will be more dollars out of pocket initially. But when you sell you will find that you will get a much higher percentage of your roof cost back than you would with a conventional roof.

In addition to that you will have the opportunity to enjoy a maintenance free better looking roof while living there.

A metal roof will get you up to a $1,500 Energy Tax Credit. Do you know how much of a tax deduction you would need in order to equal a tax credit of $1,500? Over $5,000!

Insurance Discount
If you can qualify for an Insurance Discount you will probably get it each and every year you live in your metal roofed home. Just another item that reduces the price of your roof and helps you achieve the goal to secure low cost roofing.

Zero Maintenance
How much money will you save in repair bills and maintenance costs with a metal roof? This doesn’t even take into consideration the counseling expenses from the anxiety and depression caused from worry about your conventional roof. With a metal roof “No worries mate!”

Summary
Well . . . Add it all up! If you look at the energy saving alone you will save a ton of money. Put that together with a well timed sale of your home and you may possibly be dollars ahead with low cost roofing when it’s metal! In fact, you may very well achieve the "Best Possible Price" when buying your roof.

Another consideration these days is the fact that asphalt shingle has been increasing faster in price than metal roofing. In other words there has never been a time when these two types of material have been as close in price than now. Yes, you will still pay more for metal roofing but the benefits of metal are so superior to conventional roofing that a careful look will be in your best interests and probably secure you truly low cost roofing.

Did you notice that the initial cost returned when you sell can is often in the high 90% range with a metal roof. With a conventional roof your return will be marginal at best and is usually dependent on how long ago the roof was installed.

In fact "low cost roofing" may end up costing you a lot more. Roofers tend to get the job done as quickly as is possible and in doing so they don't always follow the manufacturers installation guidelines. This will not only shorten the roofs lifespan but it may lead to costly repairs as well as the invalidation of the warranty.

On top of that, when you add up the maintenance costs, higher energy bills and a higher sales price for your home it may well be worth considering metal roofing.

However, asphalt shingle will be less money initially than any other type. You can go "cheap" although I'm not sure there is any such thing anymore. In the summer of 2008 asphalt shingles experienced 3 double digit price increases in as many months. Metal went up also but the price of asphalt and metal roofing are much closer than ever before.
