How often do you think you will replace a conventional asphalt shingle roof compared to a metal roof? The guesstimates do vary.

According to a study done by Drucker Worldwide the lifespan of a commercial roof is 17.45 years. Life span of a commercial or a residential roof is difficult to determine as it is dependent on a number of things. Roofing lifespan depends on such things as proper design, and installation, the severity of your local climate and environmental conditions, materials used and their quality as well as adequate maintenance.

How long will your roof last? When will it need to be replaced? Really it's a guessing game that, I believe, some use to scare another into buying now! However, if we use a little common sense, compare materials we could work with, look at local historical performance, plus, carefully review the manufacturers warranties you will have a good idea how long what will last.

On your asphalt roof the warranty, in most cases, will remain constant for 5 years only. At the end of the 5 years it turns into a prorated warranty, each year your warranty will pay out less dollars for a covered claim. And after 5 years some items, like wind, will no longer be covered at all.

Metal roofing replacement is expected to take place 50 to 60 years, or more, from install date. Metal will be close to the top of lasting longest - perhaps on top!

A "20" year asphalt shingle versus a "50" year or "lifetime" shingle is obviously different, have different prices and a widely different warranty. One will obviously have a different life span than the other. Although they are made differently they are both asphalt shingles, and one will last longer than the other under the same conditions.

All we can basically do is compare in generalities.
Metal will last longer than an asphalt shingle!
Of that there seems to be little, if any, dispute.

Examples
That given let's look at a couple scenarios.

At a very minimum we expect to replace an asphalt shingle roof once during the lifetime of a metal roof. We assume the average residential roof to be 17 to 25 squares. At $250 a square, we can install the average conventional roof for $4,250 to $6,250 with a "30" year shingle.

A standing seam metal roof on the same home, with an install price of $450 per square, will run $7,650 to $11,250.

Metal roofing replacement will not be needed for 50+ years. The asphalt roof will need replacement in about 25 years assuming we have very favorable conditions, weather, etc.

If any inflation occurs during those 25 years it will cost us more to replace it than it did the first go around. If we assume a 2.5% inflation in cost per year the new asphalt roof, 25 years down the road, the cost will be close to $460 to install per square. On a roof with 17 to 25 squares the replacement installation will cost $7,650 to $11,250. To make it less cumbersome, let's use 20 squares for our cost example. A 20 square roof 25 years at 2.5% inflation would cost 9,200.

Now we have a two to one situation, which I think will be the best will will ever get. More than likely you will be replacing the asphalt roof twice within the need for metal roofing replacement.

The cost of the asphalt roof the first time around was $5,000 for 20 squares + the cost to replace the second time was $9,200 making our asphalt shingle cost of installation $14,200 (5,000 + 9,200).

The metal roof cost of installation remains the same at $9,000 for 20 squares at $450 per square.

Keep in mind we did not here consider lower energy cost enjoyed with metal roofing, or lower maintenance, lower risk of leaks and probably greater comfort in the living space as well. In fact we did not consider the over 20 benefits enjoyed with metal roofing.

Perhaps the biggest factor we need not deal with when installing the metal roof initially is that we need not go through all the hassles of replacing the roof 20 to 30 years down the road!
W O W! That's big! Metal roofing replacement not needed . . . well not for 50 years or so.

Annual CostSo what is the annual cost of the above roofs?

30 year Asphalt Shingle $5,000 + $9,200 '/. 50 = $284/year.

Standing Seam Metal Roof $9,000 '/. 50 = $180/year.

Another Consideration
To be fair we separated the replacement cost with 25 years where we spent less at the beginning to install the conventional roof.25 years later we paid to re-roof (no tear-off) with new asphalt shingle.

In addition, we had 25 years to earn dollars on money not spent, assuming we have it in hand to invest. This also assumes we made reasonably good investments.

However, with the metal roof we enjoyed lower energy costs for 25 years plus all the other metal roof benefits. There is no question about it, metal roofing replacement is much less frequent than that of conventional roofing. Plus, all of the discarded metal can be recycled - no land fill required.

When it comes down to it the decision is still in your court. You need to decide which set of options you want to live with.
